WHAT SEPARATES GENUINE FROM OTHER BUILDERS? — At Genuine Custom Homes we are... well, GENUINE. We believe when we deliver the best possible homebuilding experience in conjunction with a quality build, our customers effectively become our marketing department. WHERE DOES GENUINE BUILD? — Whether already a property owner or looking to buy the perfect homesite, we can help within a 50 mile radius of San Antonio. Genuine Custom Homes are found in several prestigious communities throughout the San Antonio Metro & the Surrounding Hill-Country. Servicing: Bandera, Bexar, Comal, Guadalupe, Hays, Kendall and Medina counties.

HOW MUCH IS A GENUINE CUSTOM HOME?  — In 2021, our homes have been at least $244/ft², ranging from $678,348 to $1,575,194 (n/i homesite). 


WHAT IS YOUR AVERAGE PRICE PER SQUARE FOOT? — Price per square foot (ppsf) is merely a mathematical equation where the total cost to build the home is divided by the square footage of the living space. In simple terms, more "stuff" equates to a higher cost per foot, whereas simple, less complex builds with less stuff = lower cost/ft². To this, our average contract amount in 2021 is $290.01/ft².


WHAT VARIABLES EFFECT PRICE PER FT²?

  1. DESIGN COMPLEXITY: architectural details, ceiling heights, ratio of conditioned space to unconditioned areas, roof complexity, slab shape factor, spans.
  2. PREFERRED AMENITIES: appliances, cabinetry, custom finishes, flooring, hardware, insulation, millwork, plumbing, roofing, specialty windows/doors, etc.
  3.  SITE CONDITIONSdriveway ft², foundation size/volume, railing, stair count, permits, utilities.

GCH has built a solid reputation by placing a top priority on service, quality AND value. While we understand the importance of seeking the best price, at GCH we place a high priority on your satisfaction above all else. While no two Owners are alike... WHAT ARE GENUINE’S STANDARD FEATURES? — What all’s included? EVERYTHING you need, but not always everything you WANT. Surprised to hear? With custom building, there is not really a "set spec" for things like appliances, cabinets, flooring, hardware, lighting, plumbing, insulation,... EVERYTHING is custom tailored to your requirements and priced accordingly. Everything in, on, around and throughout your home will be covered. 


Some "custom" builders try to emotionally steer buyers by showcasing a 7-figure luxury model home, promoting pre-selected features and pre-set "levels" or pre-designed floor plans. Does this sound very custom to you? We don’t think so either and that is why our approach is vastly different! At GCH, we focus on helping you maximize EVERY detail for your home without losing sight of your IDEAL budget. Just imagine how the design and details of your own custom home can be solely for YOUR views, YOUR trees, YOUR topography all while keeping as many of the luxurious features discerning buyers like YOU, desire.


I HAVE A BUDGET, CAN I STILL BUILD A GENUINE CUSTOM HOME? — Of course you can. Working within a budget framework is actually a very common practice and GCH will do our absolute best to align your design goals with your fiscal goals. Because GCH has such low overhead (no spec homes, models, sales people), you can be assured that more of your budget will be allocated toward YOUR home. Whether budget conscientious, or vision focused, we'll be working closely with our team of professionals to create a home plan that best aligns with your wants, needs AND your budget. Nervous?
