Genuine Custom Homes are found in several prestigious communities throughout the San Antonio Metro and surrounding hill-country! Pricing your Genuine Custom Home is much more realistic because we spend so much time with you during the process to understand exactly what’s being provided. Our contracts are simply more complete because we ask about about EVERY-thing! Our sub-contractors and suppliers are providing a quote based on YOUR floor plans along with the precise details YOU specify, not “set features” or “base allowances”. This level of accuracy and attention to detail is just one of the reasons our homeowner reviews are second to NONE!

Genuinely, price per square foot is merely a mathematical equation where the total cost of your home is divided by the living footage

  1. DESIGN COMPLEXITY: architectural details, ceiling/wall heights, ratio of conditioned space to covered areas, roof complexity, shape factor, spans
  2. PREFERRED AMENITIES: appliances, cabinetry, finishes, flooring, hardware, insulation, millwork, plumbing, roofing, specialty windows/doors, etc.
  3.  SITE CONDITIONS: foundation volume, stair count, railing, driveway ft², permitting, utilities

GENUINE’S STANDARD FEATURES? — What's included? EVERYTHING you need, but not always everything you WANT. Surprised? With custom home building, there's not a "set specification" for appliances, cabinets, flooring, hardware, lighting, plumbing, insulation, etc. At GCH, all features will be custom tailored to suit your specific requirements and priced accordingly. Everything in, on, around and throughout your home will be covered. 

Often builders try to emotionally steer buyers by showcasing a 7-figure luxury model home, promoting pre-selected features and pre-set "levels" on pre-designed floor plans. Doesn't sound very custom, does it? We agree and is precisely WHY our approach is vastly different! At GCH, we focus on helping you maximize EVERY detail for your home without losing sight of your IDEAL budget. I HAVE A BUDGET, CAN I STILL BUILD A GENUINE CUSTOM HOME? — Yes, of course. Working within a budget is actually very common and we'll give our absolute best to align your design goals with your fiscal ones. Because GCH has such low overhead (no spec homes, models, sales people), you can be assured that more of your budget will be allocated toward YOUR home. Whether budget conscientious, or vision focused, we'll be working closely with our team of professionals to create a home plan that best aligns with your wants, needs AND your budget. Nervous?
